  • Modular: two to four weeks of production off-site, then two to four days of assembly. Your space is unusable for days rather than weeks.

For a Jayanagar apartment being furnished before a family moves in, this matters less. For an office continuing to operate during the fitout, it decides the question.

Cost structure

Modular is not automatically cheaper. On a like-for-like specification the material and hardware costs are similar. The difference is in what varies:

Site-built joinery is unique. A damaged shutter has to be remade by someone matching a laminate that may be discontinued, and the result rarely matches exactly.

Reconfiguration

Modular carcasses can be unbolted and moved. Wardrobes can shift rooms, storage runs can be shortened, office units can follow a relocation. Site-built furniture is fixed to the building — when you move, you leave it behind.
