• Demolishing partitions and disposing of the debris
• Patching and repainting walls where units were fixed
• Making good the flooring where fixed elements sat
• Removing added electrical points

A fitout designed as modular from the start reduces this to a paint touch-up. A built-in fitout can cost a meaningful sum to remove.

What to fix, and accept losing

Not everything can be freestanding. Be deliberate about what you concede:

• Pantry plumbing and the sink counter
• Any genuinely required full-height acoustic partition
• Server room racking

Keep the list short and know that it is a sunk cost.

Checklist before signing a fitout scope

1. Is every storage unit freestanding on levellers?
2. Are partitions demountable, and does the supplier confirm they can be reassembled?
3. Are screens mounted to furniture rather than to the building?
4. Are module sizes standardised so the furniture will lay out in a different floorplate later?
5. Does each unit break down for transport through a standard lift and stair?
6. Are laminate codes and hardware models recorded so additions match after a move?

Point 4 and point 6 are the ones that determine whether your furniture is actually reusable in the next office or merely removable from this one.
