Taking handover of a new apartment starts a clock. Most families want to move in within six to ten weeks, and the furniture is what determines whether that happens.

Here is a workable sequence, with the decisions that have to be made early.

Week 0 — Handover and snagging

Before any furniture work begins, snag the flat with the builder: check for level floors, plumb walls, working electrical points, plumbing leaks, door and window operation, and tile hollowness.

Do this first, because builder rectification work involves cutting, drilling and dust. Furniture installed before it is complete gets damaged.

Week 0-1 — Site measurement

Have the furniture measured as soon as handover is complete. What gets recorded: wall lengths at three heights, diagonals for square, floor level, ceiling height, and the position of every electrical point, plumbing line, window reveal and door swing.

New apartments are not automatically square or level. Builder tolerances routinely leave 10-20 mm of variation over a 3 m wall, which matters enormously for a fitted wardrobe.

Also record the access route: lift internal dimensions and door opening, stair width, and corridor turns. This determines whether large units come assembled or in parts.

Week 1-2 — Design, drawings and finish approval

Kitchen and wardrobes first, because they are the longest lead items and the ones with services attached.

Decisions needed in this window:

• Kitchen layout, counter height, drawer versus shutter, appliance list and positions
• Wardrobe positions, internal splits, sliding versus hinged shutters
• All laminate and finish codes
• Any electrical points that need to move to suit the furniture

That last one is important. Moving a socket is trivial before the kitchen is installed and a visible surface conduit afterwards.

Week 2-5 — Production, and electrical modifications on site

While units are being manufactured, complete any electrical changes, painting and deep cleaning. Furniture should arrive into a finished, dry, clean flat.

The order on site is: electrical modifications, painting, cleaning, then furniture. Reversing any of those means damaged furniture.

Week 5-6 — Installation

Kitchen first — it is the longest install and involves plumbing and appliance connection. Then wardrobes, then living room and other units.

Installation for a 2BHK typically runs three to five working days.

Week 6+ — Loose furniture

Beds, sofas, dining, chairs. Buy these after the fitted work is in, because you will have a much better sense of the actual space than you did from a floor plan.

What to prioritise if the budget is staged

If everything cannot be done at once, do it in this order:

1. Kitchen — you cannot live without one, and retrofitting it means moving out again
2. Master bedroom wardrobe — defines the room’s usable area
3. Second bedroom wardrobe
4. TV and living room storage
5. Study or work-from-home desk
6. Utility, shoe and entrance storage — small, cheap, and removes most everyday clutter

Everything above the line is fitted and hard to add later. Everything below can wait.
