In a 900 square foot apartment, every piece of furniture is competing for the same floor. Multi-function furniture is the standard answer, and some of it genuinely works while some of it is a compromise that nobody enjoys.

Having built a lot of it for homes around Uttarahalli, here is an honest assessment of what earns its place.

Storage beds — the best value in a compact home

A double bed occupies roughly 3 square metres of floor that is otherwise entirely dead. Putting storage in it is the single largest space gain available in most apartments.

Two mechanisms:

• Hydraulic lift-up: the whole mattress platform lifts on gas struts, giving one enormous cavity. Best for bulk storage — bedding, suitcases, seasonal clothes. Access requires clearing the bed, so it suits things you need monthly, not daily.
• Side drawers: two or three large drawers in the bed base. Accessible without moving anything, but they need clear floor beside the bed to pull out, and they use less of the volume.

Hydraulic is the better choice in almost every case unless the bed is against a wall on both sides.

Specification note: the platform needs proper support. A thin ply platform on a hydraulic frame flexes and the struts strain. Ask what the platform is made of.

Fold-away and pull-out work surfaces

A folding worktop off a wall or a pull-out shelf from a storage unit gives a work-from-home position without a permanent desk.

Where it works: occasional use — paying bills, a laptop for an hour.

Where it does not: daily eight-hour work. A fold-down top is rarely at the right height, has no leg clearance, and cannot take a monitor. If someone in the house works from home full time, build them a real desk even if it costs floor area.

Seating with storage

Window seats, bay seats and settees with storage under. Genuinely useful in a living room, and the storage tends to be the right size for things you actually store in a living room — remotes, magazines, board games, throws.

The mistake is a hinged lid: you have to remove the cushions and whoever is sitting there. Drawers under a seat are much more usable than a lift-up lid.

Dining tables that extend

Popular and mostly disappointing. Extension mechanisms in the affordable range are fiddly, the leaf has to be stored somewhere, and in practice people extend a table twice a year.

A better answer in a compact home is a fixed table sized for daily use — four seats — with two folding chairs stored flat against a wall when guests come.

Wall-hung over floor-standing

An underrated move. A TV console, a shoe rack or a washbasin unit mounted clear of the floor makes a small room read as larger, because the eye reads floor area rather than furniture volume. It also makes cleaning under it trivial.

Requires a solid wall and proper fixings — worth checking before designing it in.
