There is a specific failure mode in office projects where design and manufacturing sit with different companies. The designer produces a beautiful 3D view. The factory produces something that resembles it. The gap between the two is not dishonesty — it is translation loss, and it happens at a predictable point.

Where the translation breaks

A 3D rendering shows intent. It does not show board thickness, hinge type, edge detail, joint method, or how a 2400 mm counter is split for transport. Those decisions get made by whoever is cutting the board, often without reference back to the designer.

So the counter arrives with a visible joint in the middle of the front elevation. The shutter gap that looked like 3 mm renders at 12 mm because standard hinges were used. The reveal detail that made the design work was simply not buildable in the material chosen.

None of this appears on the drawing. All of it appears on site.

What closes the gap

Shop drawings, not renderings. Before anything is cut, every unit should have a fabrication drawing: overall size, board thickness, panel breakdown, edge treatment, hardware model, laminate code, and split lines for transport. If a design cannot be drawn this way, it cannot be built consistently.

Material decisions made at design time. A designer who knows the workshop knows what board is stocked, what edge banding widths are run, what the panel saw’s maximum cut is, and what a curved element will actually cost. Designing within those constraints is not a compromise — it is what makes the design deliverable.

One approval, not two. When design and manufacturing are the same party, the client approves once and the thing that gets built is the thing that was approved.

Applying it to a Kanakapura Road office

Non-rectangular floorplates. Angled walls and set-back columns are common. A cluster workstation layout absorbs an odd corner far better than a linear run, because the cluster can be rotated to face the geometry rather than fighting it.

Low floor-to-ceiling heights. In converted premises, high partitions and overhead storage make a room feel like a corridor. Dropping screen heights to 1200 mm and moving storage to a low credenza run along one wall recovers the sense of space without losing capacity.
