The parts of office furniture that fail first — edge banding, hinges, drawer slides, castors, gas lifts — and the specification choices that prevent it in Bannerghatta offices.
Office furniture almost never fails as a whole. A desk does not collapse. What happens is that six small components wear out at different rates, and after three years the office looks tired even though every carcass is structurally fine.
If you know which six, you can specify around them. That is most of what “durable furniture” means in practice.
1. Edge banding
The first thing to go, on almost every project. Thin edging — 0.8 mm or a paper band — lifts at the corners where forearms rest and chair arms strike. Once a corner lifts, moisture gets into the board core and the swelling is irreversible.
Specify: 2 mm PVC edge band, machine-pressed, on all four edges of every worksurface and shutter — including the back edge, which is usually skipped to save cost and is exactly where a wall-adjacent desk absorbs moisture.
2. Hinges
A storage shutter opened four times a day is opened around a thousand times a year. Cheap pressed hinges develop play, the shutter drops, and the gap line across a run of cabinets goes crooked.
Specify: soft-close concealed hinges from a known hardware brand, with the correct number for the shutter height — two up to 900 mm, three above that.
3. Drawer slides
Pedestal drawers carry more weight than anyone plans for: files, a laptop brick, a lunch box, a stapler. Roller slides with no load rating sag and start binding.
Specify: ball-bearing telescopic slides with a stated load rating, full extension on the file drawer so the back of a hanging file is actually reachable.
4. Castors and levellers
Mobile pedestals roll over cable, dust and floor joints all day. Hard nylon castors with no swivel bearing seize and then gouge the floor.
Specify: twin-wheel castors sized for the floor finish, and adjustable levellers on every fixed unit. On the uneven floors common in older Bannerghatta Road commercial buildings, levellers are the difference between a straight desk run and a wavy one.
5. Locks
The cheapest cam lock in a pedestal is a wafer lock with three or four levers. It survives, but every unit in the office often shares the same key profile. Where genuinely secure storage is needed, say so at order stage.
6. Chair gas lifts
Not part of a desk, but it belongs on this list because it is the most-replaced component in any office. A gas lift that loses pressure lets the seat sink under load.
Specify: a certified gas lift class appropriate to the chair, and check that the cylinder is a standard size so it can be replaced rather than the chair scrapped.
The board underneath
Carcass material matters less than the six items above, but it matters. In dry office interiors, pre-laminated particle board performs adequately. Where units sit against an external wall, in a pantry, or anywhere near a water point, moisture-resistant board or plywood is worth the difference — particle board that gets wet does not recover.
